The Metrotower Office Complex is the premier office hub of the Metrotown commercial centre in Burnaby, British Columbia. Two state of the art “AAA” Class office towers rising 28 and 30 stories tall comprise more than 616,000 square feet. Earlier this year, Metrotower III—a 29-story LEED® Platinum-certified structure totaling more than 400,000 square feet—finished construction, creating a critical mass of more than one million square feet of office space within the complex.
GE's linear fluorescent lighting has been used in Metrotower I and II since the 1990s and is newly installed in Metrotower III. Lighting solutions from GE are also found in British Columbia's largest shopping centre, Metropolis at Metrotown, featuring 400 retailers in addition to restaurants, entertainment facilities, theatres, services and on-site daycare providers. The 1.7-million-square-foot mega mall is directly connected to the Metrotower Office Complex, creating a total of nearly 3 million square feet of corporate and consumer space.
When the Metrotown Properties management team decided to upgrade lighting controls at each property, they wanted a scalable system offering the latest capabilities that could also adapt to the changing demands of the towers and its tenants for years to come.
“We were looking for a system that would be able to encompass our whole property. The ability to control and monitor the property from one location was a criterion that was foremost in making our decision. We are very pleased as this product performs in both these areas,” said Doug Muirhead, Mechanical Supervisor at Metrotown Properties. “It also is very user friendly and provides our mechanics the ability to manage the facility seamlessly.”
GE's LightSweep™ lighting control system brought a common interface and network platform to British Columbia's award-winning mixed-use complex. The lighting control system delivered essential low-cost functionality for implementing basic energy-reduction schemes at Metrotown Properties, such as simple switching and ‘on/off' scheduling that can be customized by zone or time of day.
As a highly modular platform, LightSweep also allows Metrotown Properties to migrate to more complex control schemes by adding components as they're needed. This typically includes components for occupancy sensing (turning lights off when users forget) and daylight harvesting (dimming lights in response to more sunlight), but can entail advanced energy management strategies such as direct integration with a building automation system (BAS).
Furthermore, the decision to install a single control system has simplified management of the massive lighting load. Previously, a patchwork of legacy platforms and user interfaces created confusion for facility managers and occupants alike. Now, more than 100 identical LightSweep control panels using a common interface bring operational consistency and clarity to the Metrotower Office Complex and shopping centre, meaning better lighting decisions can be made moving forward.
Results & Benefits
“The goal of the project was to provide a friendlier interface with the capability of monitoring and controlling the light via Web browsers, touchpads and more,” said Cornel Saramet, Technical Support and Applications Manager, GE Lighting. “In addition, we are working with Metrotown Properties to improve energy efficiency by reducing the amount of time a user can override the office tower lights, as well as implementing photocell control for daylight harvesting in the retail space and upper deck exterior parking lot.”
At 2.7 million square feet and counting, the future is bright for Metrotown Office Complex and Metropolis at Metrotown. Thanks to intelligent, automated lighting controls from GE, the future will cost a little less, too.
